How much does a roof inspection cost?

At Compass, a roof inspection is free, no charge and no obligation. We get on the roof, check the shingles, flashing, valleys, and penetrations, document what we find with photos, and give you an honest read: whether your roof is fine, needs a repair, or is near the end of its life. Free inspections are standard among roofing contractors around here, so price isn't really the question. The question is who ends up on your roof, and whether they know what they're looking at.

Nobody wants to invite a roofer over and end up hosting a sales pitch. So here is the whole deal, up front:

Who is actually going to be on your roof?

A free inspection is worth exactly what the person doing it knows. Most companies won't tell you who they're sending, and after a big storm the person at your door is often a canvasser working a route rather than a roofer. They might have been on a dozen roofs. They might be working from a script. You have no way to know, and the assessment you get is only as good as their eye.

We don't send salespeople to look at roofs. Whoever comes out has actually worked on them, and more often than not that's Cameron, the owner. Before starting Compass he spent years selling and managing roofing and exterior projects for a Northern Utah general contractor: running crews, walking roofs, and sitting at kitchen tables with homeowners. That's the difference between someone who can tell hail bruising from a branch scuff and someone who photographs both and calls it damage.

We'd rather get on your roof, show you exactly what's going on, and let a straight answer win the job than charge you to find out. Some roofs need work, plenty don't. Either way you get the facts, with no obligation. The visit costs us a little time. It costs you nothing.

We won't scare you into a new roof

Some companies use a "free inspection" to hard-sell a replacement you don't need. Not us. If a repair will do the job, that's exactly what we'll tell you. If it truly needs replacing, we'll show you the photos that prove it.

Nothing. Our roof inspections are free, with no obligation. Even if the answer is "your roof is fine," you owe us nothing.

How long does an inspection take?

Most take about 30 to 45 minutes, depending on the size and pitch of the roof. We'll walk you through what we found before we leave.

Do you do roof inspections for a home sale?

Yes. For real-estate sales we provide a detailed inspection and a written report on the roof's condition and remaining life. That's a separate service from our free homeowner inspection. Reach out and we'll go over the scope and what it costs for your situation.

Will you try to sell me a new roof?

No pressure, ever. If your roof just needs a repair, or nothing at all, that's exactly what we'll tell you. A straight answer is how we earn a customer for life.

Can you inspect after a storm for an insurance claim?
